STUDENT ACCOMMODATION
- Construction, Acquisition, Development or Refinance of Student Accommodation.
- Minimum Deal Size £20m although generally £50m+.
- Important factor being a lease with the University or someway guaranteed by University.
- Lease minimum 20 years (ideally 25 years+) on escalating terms with no break.
- 100% funding plus fees possible for right deal profile.
RENEWABLES
- Construction, Acquisition or Refinance of Renewables.
- Solar and Wind projects easiest as there are no issues with regards to intake agreements.
- UK or Overseas (investment grade economies).
- Waste to Energy, Biomass etc.
- In take agreements with investment grade counterparties.
- Investment Grade EPC (Engineering, Procurement and Construction) wrap providing performance guarantees over term.
- Long term offtake with Investment Grade Utility Provider, typically with government incentives/guarantees (ideally 20 years+ if possible but 15 years minimum).
- In many cases we are able to construct bespoke insurance wrapper to “de risk” deal sufficiently for institutional investors.
HOTELS
- Construction, Acquisition, Development or Refinance of Hotels.
- UK or Overseas - Minimum Deal Size £20m although generally £50m+.
- Important factor being a lease with an Investment Grade Hotel Operator.
- Corporate Guarantee on lease from Investment Grade Hotel.
- Operator acceptable (can be structured as off balance sheet).
- Management Contract with Investment Grade Hotel Operator alone not sufficient.
- Lease minimum 20 years (ideally 25 years+) on escalating terms with no break.
- 100% funding plus fees possible for right deal profile.
LARGE PRIVATE RESIDENTIAL
- Large private residential deals in lettings sector.
- Construction, Acquisition, Development or Refinance of Residential Lettings Schemes.
- Minimum Deal Size £25m.
- 80% funding plus fees possible for right deal profile.
- Schemes considered on a case by case basis as our ability to fund depends on whether we are able to construct a bespoke insurance wrap to underwrite void periods.
CARE HOMES
- Care Homeswith local authority/government backed income.
- Construction, Acquisition, Development or Refinance of Care Home Schemes.
- Local Authority/Government backed income streams.
- Minimum Deal Size £20m although generally £50m+.
- Lease minimum 20 years (ideally 25 years+) on escalating terms with no break.
- 100% funding plus fees possible for right deal profile.
DEVELOPERS LEASING
- Developers leasing to housing associations.
- Construction, Acquisition, Development or Refinance of Schemes with Housing Association Tenants.

- 100% funding plus fees possible for right deal profile.
